These are known as SMART goals: Specific, Measurable, Achievable, Relevant, and Time-based goals.

Creating a business plan without goals is like starting a journey without a destination. Having a destination without a map means going down many blind alleys, taking unnecessary detours, and wasting time as you frequently need to return and start again.

Your business plan will help you avoid these pitfalls and adjust your course while you travel towards your final goal — a successful real estate business.

You must cover critical topics and include the correct information to ensure your business plan is as effective as possible. Follow our guide to writing a well-formed real estate business plan below.

1. Executive Summary

The executive summary contains an overall review of the rest of the business plan. It should include an outline of your history, your mission statement, and an overview of the rest of the report.

This section will include things like:

  • Target clients with a fictional “ideal buyer” persona;
  • Target neighborhoods, price ranges, and listings;
  • Market overviews and potential threats and opportunities;
  • A marketing plan outline.
  • Your mission statement. This should include where and how your agency was founded, discuss the legal and financial structure, and stress your dedication to your customers and any special advantages you provide to your target clients.

2. Management Team

If you have a management team or a group that has contributed to the business’s success, summarize their names and contributions.

This section highlights everyone who has been involved in your business.

  • Owners, founders, and original managers;
  • New management, assigned duties and areas, and specific clients;
  • Planned management expansion and anticipated managerial goals.
  • Include all information about your managers, names, positions and duties, education and work history, past business successes, and other relevant details. Think of this section as your management team’s biography.

As the business expands, your management team section will be one section that needs constant improvement and updating.

3. Products and Services 

Your products and services should be phrased to make you unique in the industry and highlight how you stand out from your competitors. As a real estate business, what do you provide for your clients that others do not? How do your agents compare with your competition?

In real estate, your product is your listing and your brand. What is it that makes your company the one that your target buyer wants to use? In this section, you will highlight the following:

  • Your niche market and how you acquire specific listings in your area;
  • Your lead generation model and the way you obtain leads that differentiate you from your competitors;
  • Your branding. A defining brand can be nebulous, and many firms resort to hiring a brand agent to help them customize and market their brand. You may be a family-friendly agent or specialize in the young professionals market. Determining how you present yourself is critical to your service profile.

4. Customers and Marketing

The customers and marketing section lets you identify your niche within the real estate business and how you intend to reach them.

You defined your ideal customer in your executive summary; now is where you expand on your perfect customer “persona.” A “persona” is the industry name for the imaginary person you sell to.

  • Their demographics, age, gender, job, family preference, and income.
  • Deal-breakers. What do they have to have in a home? What can they do without?
  • Amenities, recreation, entertainment. Does your ideal buyer need dog parks nearby or bike paths? Do they want access to the water or the theater district?
  • What type of neighborhood is your ideal buyer looking for? Do they need a school district or prefer to be far from children?

After establishing your ideal customer, you can select the viability of your marketing niche. For instance, is your buyer likely to be a first-time buyer? If so, what percentage of first-time sales were made in your chosen area in the last two years?

The more detailed you can make your Customers and Marketing section, the more you know how your business will likely thrive in your chosen area.

5. SWOT Analysis

Strengths, weaknesses, opportunities, and threats are necessary for every business analysis. In what areas are you and your business strongest, and where do you need improvement?

Investors appreciate a business owner who can accurately pinpoint their good and bad points and demonstrate how to improve.

This analysis should be fact-based, not opinion-based. You should be able to provide statistics and metrics for your and your competitors’ business research. Some things to consider are:

  • In what areas of your business plan are you strongest? Are they similar or dissimilar to your nearest competitor’s strengths?
  • In what areas are you weakest? Are you weak where your competitors are strongest?
  • What opportunities can you exploit in the next six to 12 months? Are these opportunities unavailable to your competitors?
  • What threats are you facing in the next year? How can you avoid these threats or turn them into advantages?

By analyzing your business objectively and reviewing all the facts and numbers, you can determine how you will be placed in the next year.

6. Financials 

The meat of your business plan is the financials. This includes your expenses, annual income forecast (sales, commissions, or other income), cash flow, and costs. As your business grows, your business plan will include previous years’ financials to track the growth.

Your financials should include, at a minimum:

  • Expenses. These include operating expenses, whether you have a physical location or are still in the virtual stage of operations, licensing and permitting, fees and filing costs, and other operating expenses. If you have employees, it will also include payroll.
  • The past income portion will track how much you have already made. You should be able to show how many leads you have generated, how many transactions you made, and your income from those efforts.
  • Future income is how much you would like to make going forward. You can estimate how many leads are needed per transaction and how many transactions per sale from your past efforts.
  • Goals. With this information, you should include your projections for the next year and five-year periods. Presumably, you wish to increase profit over the next five years. You can demonstrate how to achieve these goals using income tracking and market research.

7. Operations

Operations contain the moving parts of your financial projections. This section describes how you intend to reach your business goals in the upcoming year. This section might also include upcoming personnel changes, office expansions, etc.

Real Estate operations can include your projected hours of operation, your action plan for achieving your goals, and your marketing and advertising plan. Initially, this may be somewhat fluid if you do not plan to have set hours of operation or a brick-and-mortar office.

Later, as your business increases, this section will include business hours, open house times, etc.

8. Appendix

If your real estate business plan includes any ancillary documents, such as your Articles of Incorporation or a  Business Purchase Agreement , they would be included in the Appendix.

After your first real estate business plan, your previous years’ plans will go into the Appendix so they can be reviewed by potential investors or by your board. You can also include your quarterly statements and other financial documents.

Your Appendix is the section for any documents you want to have that are not essential for your readers’ overall understanding.

Now that you know what goes into your real estate business plan, all that is left for you to do is click on the business plan creation template and begin. Local news | developer threatens lawsuit over pike plan canopies demolition plan in uptown kingston, mayor pushes back, keeps january work timeline.

Bender’s development firm,  William Gottlieb Real Estate, filed six notices of claim under different corporate LLCs representing each of the buildings he owns, Noble said in a press release Tuesday night in advance of the Common Council’s plan to vote to remove the Pike Plan canopies at its August meeting,

William Gottlieb Real Estate on Wednesday accused Noble of seeking the demolition in response to the firm’s unanswered calls for the canopies restoration.

The Common Council ultimately decided Tuesday to send the plan back to its Finance and Audit committee and to work on bringing in a consultant to work on the demolition plan. Noble and Common Council President Andrea Shaut first announced the city’s intention to tear down the canopies in April. Noble said in July that demolition could start as soon as January 2025.

In an email to the Freeman on Wednesday, Noble stuck by that timeline.

“We are moving ahead with demolition plans for the structure and once complete, we will be seeking funding so we can start the work in January,” he said.

City Corporation Barbara Graves Poller said Wednesday that William A. Hurst, an attorney with Albany-based law firm Young/Sommer LLC, sent a letter to the City Clerk and each alderperson Tuesday morning threatening to “seek sanctions if the City took any steps that resulted in ‘altering, repairing, removing, or otherwise in any way changing the appearance’ of the Pike Plan.”

In his statement, Noble slammed William Gottlieb Real Estate and the developer’s latest threat of litigation against the city.

“The City of Kingston continues to be threatened by a New York-based developer who has repeatedly burdened Kingston taxpayers with lawsuit after lawsuit to meet his own real estate goals,” Noble said. “These lawsuits have besieged the City’s resources, drained taxpayer dollars, and stalled necessary community improvements from moving forward.”

Noble said that representatives with William Gottlieb Real Estate have visited Uptown businesses to collect signatures to advance the firm’s claims against the city.

“That the real estate conglomerate, which represents a billionaire who has purchased and sat on empty properties in Uptown Kingston, is now claiming to have the best interest of Uptown businesses in mind, is dishonest at best,” Noble said. “William Gottlieb Real Estate has used questionable methods in the past, and — in addition to challenging local affordable housing requirements under the guise of promoting ‘environmental’ issues, has used its seemingly limitless resources to harass neighboring mom-and-pop businesses with nuisance lawsuits or legal threats. This is a true David vs Goliath situation, with a deep-pocketed corporation —one facing multiple lawsuits of its own for allegedly failing to pay workers and provide heat during the winter— choking off economic development.”

The city’s highest priority is the “health and safety of residents present and future and this requires “prioritizing resources” and making “fiscally sound decisions” Noble said.

Noble defended the city’s proposal to take down the canopies again on Wednesday citing an estimate of $10 million for rebuilding the canopies and $150,000 in maintenance costs each year going forward. These burdens will be passed onto owners of Uptown building owners according to easements granted at the time, he added.

“The annual Pike Plan tax in year one will be at a minimum of $12,500 plus an additional $3,750 in annual maintenance fees per property,” Noble said. That is $16,250 per property per year for at least the next 20 years.” This is on top of non-homestead property taxes,” he added.

“These costs all but assure that only businesses owned by wealthy corporations like William Gottlieb Real Estate can survive,” he said.

“I am committed to fighting for Kingston taxpayers as William Gottlieb Real Estate attempts once again to tie the city up in court, impeding business development in our beautiful Uptown business district for its own selfish gain.”

Developer: Noble statements ‘unhinged’

In a statement Wednesday, William Gottlieb Real Estate accused the city of proposing the demolition in response to its complaints.

“As stewards of properties on Wall and North Front streets, we have been deeply alarmed by the City’s ongoing neglect in maintaining the city-owned Pike Plan canopies and therefore have been vocal advocates for their restoration,” the statement said. “We have attempted to meet and speak with the Mayor on many prior occasions about this issue, but our requests have always gone unanswered. In response to this advocacy, Mayor Noble has instead proposed to demolish this iconic part of the streetscape and an essential part of the urban character of Uptown Kingston.”

The firm said in the statement that its primary reason for organizing support for the Pike Plan amongst business owners is “the preservation of one of the most defining features of our City’s historic Uptown district.”

“Mayor Noble’s unhinged and defamatory statements about our company miss the point entirely,” the statement said. “This isn’t about us. A multitude of people have spoken out and signed a petition in support of the Pike Plan. This fight is about the future of Kingston and preserving this historic treasure.”

Support for the demolition plan was mixed amongst the Common Council this week.

Majority Leader Reynolds Scott-Childress supports Noble’s plan and said the present canopies must come down as they have structural issues. “We want to prevent something bad from happening,” he said.

Noble emphasized in an email Wednesday that the Pike Plan is beyond its useful life but he said it presents no danger to the public. “Our staff routinely inspect the Pike Plan and if at any point we feel the public is in immediate danger, we will take all appropriate action,” Noble added.

Noble cautioned that the canopies could become unsafe in the future if they are not dealt with promptly.

Scott-Childress reiterated once the present canopies are torn down, he supports the city doing extensive public engagement to figure out what should go in their place.

But Michael Tierney, D-Ward 2, who represents the Uptown Business District where the Pike Plan is located, said he does not support tearing down the canopies, noting that they protect pedestrians in multiple ways.

He said they provide protection from rain and extreme heat both of which are expected to only increase with climate change. He added they also serve as a traffic calming device,  helping to keep vehicle speeds lower in the area.

Tierney said before Tuesday’s meeting that he’s spoken to business owners in Uptown and Downtown and on rainy days the ones in Uptown under the canopies continue to do strong business, while the ones downtown see business drop significantly.

Tierney said the city could continue to seek out state or federal money even after efforts by Assemblymember Sarahana Shrestha to secure state money for rehabbing the Pike Plan fell short in the last legislative session this year.

He said the city could also implement a “business improvement district” as many other cities have done to help improve the canopies while also funding other initiatives like signage and wayfinding.

Teryl Mickens, D-Ward 6, believes the city should not rush into demolishing the canopies. She said she’d like to see a more formal estimate than the $10 million figure offered by the mayor’s office.

The canopies have only reached this state of disrepair by neglect, Mickens said.

She said since they are 50 years old, the canopies could be considered historic in their own right and that could open other avenues for state and federal funding.

“I think we’re moving way too fast,” Mickens said.

Bender and William Gottlieb are no strangers to litigation against the city with Noble stating that the developer has sued the city 16 times over the Kingstonian, a mixed-use development on the former parking garage site Uptown. Noble estimated if these lawsuits go ahead it could cost the city $200,000 over the next few months.

This is not the first time Bender has threatened litigation against the city over the Pike Plan this year.

In February, Bender’s interests filed a notice of claim against the city regarding alleged damages to several of his properties on Wall and North Front streets due to improper maintenance of the city-owned Pike Plan canopies.

Plans to redevelop Far North Dallas’ Pepper Square shopping center into a mixed-use project with nearly 1,000 apartments won a key approval from the City Plan Commission, making way for final approval by the city council.

Developer Henry S. Miller submitted updated plans to city staff late last month that now call for a maximum of 984 units at the site. The developer plans to build at least 750 apartments.

The developer could build the full 984 units if it decides to make the additional units available as mixed-income or retirement units. A minimum of 35,000 square feet of the project must be set aside for retail or personal service businesses under the new request.

Commissioners recommended the project be approved subject to a conceptual plan, a development plan and other recommended conditions.

The commission vote Thursday means approval by a simple majority of the Dallas City Council would be needed to push the project forward.

Roughly 50 people spoke in opposition to the project during Thursday’s meeting. A large contingent of residents in yellow ‘No Re-Zoning Pepper Square’ shirts filled much of the sixth-floor chambers. Three people spoke in favor of the proposed redevelopment.

Public comment and debate related to the project lasted more than five hours and, at times, became contentious. Opponents of the project were admonished by commissioners for booing and other behavior.

Reasons for opposition included concerns about increased traffic and too many existing apartments near the proposed site. Other residents were concerned the development would negatively affect their home values and cause a potential slowdown in police and other city service response times.

Others also argued the plan was inappropriate for Far North Dallas under the proposed long-term land use plan, ForwardDallas.

“You’re not a rubber stamp,” said Damien LeVeck, a resident who lives near Pepper Square and is opposed to the project. “It is not your job to pleasure greedy developers by approving (their requests). It’s your responsibility to represent the people of Dallas. Will you listen to them and deny this application?”

LeVeck later yelled at commissioners following Thursday’s vote.

Michael Morris, transportation director for the North Central Texas Council of Governments, previously told The Dallas Morning News that traffic simulations show only a slight increase in traffic if all planned apartments in the area are built.

A March traffic analysis submitted by project consultant Masterplan found the development could be successfully incorporated into the roadway network. The analysis also recommends roadway improvements near Pepper Square.

Supporters of the project said they believe the development would breathe new life into the struggling retail strip and bring needed housing to Dallas-Fort Worth.

Matthew Havener, a 39-year-old downtown Dallas resident who previously lived in Far North Dallas and frequented Pepper Square, said he supports the project because the city of Dallas needs more housing.

“I think single-family homeowners are basically trying to block anyone from living in an apartment near them,” he said. “That’s a thing that will eventually cause the downfall of this city because the tax base will never grow. ... A major city like Dallas should expect to be dense.”

Commission vice chair Brent Rubin said mixed-used developments like this are critical to meeting the city’s housing needs.

“This is the perfect opportunity to add some additional housing to meet our city’s housing shortage,” he said. “This is not the first mixed-use redevelopment of an aging shopping center we’ve seen, and it definitely will not be the last.”

Votes on the project were postponed in June and July as Henry S. Miller refined the proposal. The Dallas developer wanted zoning for up to 1,550 units across three buildings in earlier proposals.

Attempts to rezone the Far North Dallas shopping center began in 2022 and residents opposed to the project have been vocal in recent months at public meetings.

“I just really want to deliver something special to the community that we can all be proud of,” said Greg Miller, CEO and president of Henry S. Miller. “We think that the intersection deserves a higher, denser use and we’re going to be able to deliver higher quality retail experience as a result.”
